The Board of Directors meeting for Clubhouse Village was held on February 15, 2008 immediately following the annual meeting, located at the Clubhouse. Directors present were Father Pappas, John Kranz, Harry Unglaub, Jim Zernzach and Jim Ryan. Dixie Cory, CAM represented management. Father Papas called the meeting to order and stated a quorum was established with five board members present. By proper motion Mr. Zernzach first and Mr. Kranz second so moved to approve the January 8, 2008 minutes as stated. The motion carried. Mr. Unglaub stated unit owner 107 is in violation Section 12B of the rules and regulations, not providing a lease. Section 3B and 12B of the Rules and Regulations, renting prior to one year of ownership. And Section 11C of the Rules and Regulations, no renters are permitted to bring a pet onto the premises. Mr. Unglaub stated a fine may be imposed for each infraction and a fine could be imposed in the amount of $3,000.00 in this case. Discussion was made by all Directors. By proper motion Mr. Unglaub first and Mr. Kranz second so moved to sent a letter via regular and certified mail to the owner of unit 107 stating that due to the infractions of the Rules and Regulations the renter must vacate the unit by March 1, 2008 to avoid further action by the Board. The motion passed unanimously. Mr. Zernzach gave his finding on the pool heater stating the cost of a heat pump to heat the pool and spa would be $8,400.00 and you would see a return of $3,800.00 in 3 years. The cost for a heart pump for the pool only would be $4,200.00 and you would see a return of $2,800.00 or 40%. When checking into Solar Panels it was discovered the recovery value is not good and would be more difficult to install. Mr. Zernzach recommends keeping the gas to supplement the heat pump for a faster recovery. No action was taken at this time. With no further business before the board, Mr. Unglaub first and Mr. Ryan second so moved to adjourn. |
