Board of Directors Meeting/ March 24, 2010

The meeting of the board of directors of Clubhouse Village was held on March 24, 2010 at 3:30 PM located at the Pool.  Directors in attendance were Father Pappas, Harry Unglaub, Bill Scott, Jim Zernzach and Dick Ryan. Dixie Cory represented Management.

Father Pappas called the meeting to order at 3:30 PM. stating that a quorum was established with all board members present.

Old Business: None

New Business: (a) New Health Department codes and how they impact the Spa: Father Pappas stated that in 2011 Clubhouse Village will need to be in compliance to upgrade the spa to meet the new State requirements. The estimated cost to bring the Spa up to current code will cost approximately $40,000.00. This cost would be a special assessment per unit owner in the amount of $666.00. The cost to fill in the spa and make the surface level with the existing pool deck will cost between $2,000 and $5000. Father Pappas stated that according to legal advice received we will need a majority of the members or 31 votes to approve removing the spa.  Mr. Unglaub stated that the association is spending $6000.00 annually for maintenance of the spa. The owners indicated that they would be in favor of removing the spa therefore  the board will schedule a members  meeting in accordance to the By-Laws  of the association to amend section 27. Recreational Center for the members to vote on removing the spa.

Motion was made by Mr. Ryan and seconded by Mr. Zernzach to adjourn, the meeting adjourned at 3:50 PM.

The next meeting will be held on April 12, 2010 at 1:30 PM
