A FEW OF CLUBHOUSE VILLAGE RULES
& REGULATIONS The following is not intended to cover all of the Associations Rules & Regulations or is it intended to duplicate the exact wording as contained in the Rules & Regulations.
SINGLE FAMILY RESIDENCE – RENTALS Unit shall be
limited to single family residential usage only, and no commercial,
professional or business use shall be permitted. Units shall not be
leased for periods of less than 90 consecutive days or more than 300
days. Leases of any duration are not allowed during the first year of
ownership. Once the unit is
occupied by a renter, no new renter may take possession until after the
lease period of the first renter.
Before rental of a unit, an application
must be presented with the name, address and make of car for the
renters. Application must include a $25.00 rental fee and is subject to
approval by the board.

MOTORCYCLES ARE PROHIBITED FROM PARKING
ON THE PROPERTY.

GARBAGE/REFUSE All garbage,
recyclables and refuse from the units shall be deposited with care in
the containers provided for such purpose, only at such times and in such
manner as the Board of Directors may direct. No horticultural garbage
shall be placed in the dumpster. No “commercial” refuse of any kind,
generated by unit owners, contractors, suppliers, installers, tradesmen,
or moving companies; such as boxes, used carpet, carpet padding, tile,
mortar, or scrap lumber shall be deposited in the dumpster.
NO TRUCKS, COMMERCIAL VEHICLES,
GOVERNMENTAL VEHICLES, BUSES, AND GOLF CARTS, OFF ROAD VEHICLES,
INOPERABLE VEHICLES, BOATS OR TRAILERS OF ANY KIND SHALL BE PERMITTED TO
BE PARKED OR STORED AT ANY TIME UPON CONDOMINUM PROPERTY. This provision
applies to all owners, tenants and guest and other invitees of owners or
tenants. The one exception is that guest and invitees may park a truck
in the visitors parking area for a period of two (2) weeks or less.
DESIGNATED KEY HOLDER Every unit owner
must leave a key to their unit with the designated key holder approved
by the Board. A member leaving a car on the premises when away must
leave information on who to contact in case a vehicle must be moved.
PETS You are permitted
to keep domestic animals only if such animals do not disturb or annoy
other unit owners and weight less than 25 pounds when fully mature. An
owner is not permitted more than (2) pets in the unit. Renters,
lessees/tenants and their guests as well as guests of owners, are not
permitted to bring pets onto the premises. All dogs and cats must be on
leashes when not confined to their owners unit. No pets are permitted in
the pool area.
VISITORS Unit owners must
assure that their guests, renters, lesser/tenants and their guests
follow these Rules and Regulations and those of the Master Association.
PENALTIES AND FINES The Association
By-Laws give the Board of Directors, the right to assess fines and
penalties for the violation OF any Rule and Regulation. The fine is
$100.00 a day with a maximum of $1,000.00 for each violation. If you are unable
