CROSS CREEK COMMUNITY ASSOCIATION, INC. Minutes Annual Meeting of Members April 15, 2010 President Maranto welcomed Members to the 24th Annual Meeting of Cross Creek Community Association, Inc. Special introductions or recognition of the following people and groups: On-site Managers –Eileen McGovern, Mike McCulloch, and JJ Jurkovac. Vision Management owner- Bill Bower Former Community Association Board Members Former and present Board Members of the 18 Local Associations Members attending the Annual Meeting for the first time New Budget Committee – John Rousseau, Chairperson, Harry Unglaub, Co-Chairperson, and members Pat O’Hagan, Bev Gjertson , and Steve Ostman Proxy Chairperson- Patt Keutzer
President Maranto officially called the Meeting to order at 9:00 A.M. President Maranto presented Harry Unglaub, former Treasurer to the Board and a plaque for all his years of impeccable service he has devoted to the Board as Treasurer and Chairman of the Budget Committee. Unglaub resigned from the Board on March 1st, but has agreed to remain on the Budget Committee as Co-Chairperson. President Maranto presented to members a Power Point (slide show) presentation of the year in review, recent developments, and the current finances as of 3/31/2010. Maranto and the Board explained the information in the presentation to members. Patt Keutzer, Proxy Chairperson, certified that a quorum was established with 360 Members represented in person or by Proxy. Secretary Ford attested proof of notice to Members of the Meeting. The First Notice was mailed or hand delivered to all members on or before February 15, 2010. The Second Notice was mailed or hand delivered to all members on or before March 17, 2010. Affidavits are on file in the Association Office and are a part of the corporate records. Maranto gave recognition to all Four Standing Committee: Recreation Committee, under Sharon Ryan, for all their hard work, dedication and beautiful holiday decorations; The new Budget Committee with John Rousseau, Treasurer and Chairperson, Harry Unglaub, Co-Chairperson,; Bev Gjertson, Pat O’Hagan, and Steve Ostman; The Tennis Committee Chairperson Jim Heaney and Board rep and Secretary Rich Ford; The Golf & Greens Committee under Jim Zernzach. Also honored for their years of impeccable service were our past Board Presidents and Directors. Maranto recognized our Librarians, Jill Crocker & Betty Smith for keeping the Library in the great shape it is in, our Proxy Chairperson Patt Keutzer who has also volunteered to work in the association office; The Buckeye Club for the beautiful Christmas decorations they install every year outside the Clubhouse. Maranto asked Members for a motion to dispense the reading of the Annual Meeting Minutes on March 26, 2010. Motion was made by Pat O’Hagan, seconded by Brent Minor, to dispense the reading of the March 26, 2009 Annual Meeting Minutes. Carried Unanimously. President Maranto Report to MembersPresident Maranto introduced the current Board members; Andy Baszczuk, Jim Zernzach, John Rousseau, and Rich Ford. Also introduced was Yvonne Pischeda, Asst. Treasurer/Secretary to the Board. Maranto informed members that the Clubhouse is now equipped with wireless internet; he stressed to members that if they have an email address to please give it to the office as we are using email to keep members informed of the happenings of Cross Creek; business in the Clubhouse has picked up with the new extended hours; . Theme nights are a great success and will continue. As of January 1, a new contract was signed with Vision Golf Management providing more financial and management control over both the golf and restaurant to our members.
Treasurer Rousseau Report to MembersMaranto introduced Treasurer; John Rousseau. Treasurer Rousseau thanked Unglaub for the great job he did setting up the financial road for future treasurers and for staying on the Budget Committee. He explained some of the restaurant and golf course expenses. The budget was set up using actual figures from 2009 as a guide with a few anticipated modifications. Our Reserves are strong and in very good shape. Sr. Vice President Andy Baszczuk Report to Members Maranto introduced Andy Baszczuk; Sr. VP. Sr. VP Baszczuk reported the gas heaters for the Clubhouse pool & spa were replaced with heat pumps due to their expensive operating costs; A/C lines in the Clubhouse have been reinsulated to prevent excess condensation; As of July 2011 new codes will be implemented by the Federal Government regarding the Clubhouse pool & spa; compliance with these codes is likely to prove expensive and we are already in the process of obtaining competitive bids. Vice-President Jim Zernzach Report to Members Maranto introduced Jim Zernzach VP Zernzach gave special thanks to Mike McColluch, our Golf Course Superintendent and his crew for the wonderful shape the golf course and common grounds are in. Pat O’Hagan agreed. He informed members the bridge between #3 & #4 has been repaired and painted. A major project of new irrigation wiring for the golf course has been completed; He also thanked JJ for the great job he is doing as our Golf Pro. Secretary Rich Ford Report to Members Maranto introduced Rich Ford; Secretary Secretary Ford reported the new signs were recently painted with the new colors and have proven to be very attractive in Cross Creek. We are still using Diamond Security; the security arrangement with the sheriff department proved to be more costly with, in our opinion, less results. In essence, the Board feels Diamond gives us more security for less money. Patt Keutzer reported to Maranto that 337 members voted to waive the audit for 2010 and 23 voted not to waive the audit. Maranto then opened the floor for Member’s questions and comments. Members complemented the Board and staff for a great job they all are doing. Motion was made by, Pat O’Hagan, seconded by Harry Unglaub, to adjourn the 2010 Annual Meeting of Members. Carried Unanimously.
